Jin Mao Tower is designed for multi-function purposes, divided mainly into the office section (floors 1 to 50) and a five-star hotel (53th floor and above) with 555 luxury rooms of different sizes and styles offering a fantastic view of Shanghai. Besides, there are various catering, bar, coffee, swimming, sauna, body-building and club facilities, and the 88th floor is the tallest and biggest indoor observation deck in China.

The 6-storeyed podium building is a fashion and recreation center that houses leisure service, luxury brand retailing and western and Chinese catering. On the first floor there is the Jin Mao Concert Hall where regular concerts and music salons like Music After 6 are held. The first-level basement has a food court and staff canteen. In the third-level basement there is a post office, express delivery, fast-food restaurant, laundry and a ticket center to offer handy service for people working in the building.

Parking is always one of the most concerned problems for customers. There is a big parking lot at the three-level basement, which provides parking space for 800 cars and 2,000 bicycles. The advanced electronic displays enables the guests to know the parking conditions very easily.
